Fundamentals of Foreclosure Auctions
Fundamentals of Foreclosure Auctions is intended to assist licensees having clients who say they want a 'deal' by buying a foreclosure. It identifies the different types of foreclosures, such as short sales, bank-owned, and auction properties with the intent of helping licensees identify which types of foreclosures might better meet their client's needs. The focus of the course is the county foreclosure auction, both due to the central role of the auction in the foreclosure process, and because the auction is where the best 'deals' can be obtained yet where the greatest risk is encountered. Thus, the course also emphasizes the risks involved in foreclosures and how licensees can help their clients mitigate those risks. The course then shows where the list of auction properties can be found, and culminates by showing the actual list of foreclosures slated for the next auction in Williamson Country. It ends by introducing a method that licensees can use to assist clients who are not able to pay cash at auction to still get an acceptable 'deal' on properties on the auction list.
